How is the Monthly Mortgage Payment Calculated?

The monthly mortgage payment is calculated using the standard amortization formula:

M=P×r(1+r)n(1+r)n1M = P \times \frac{r(1+r)^n}{(1+r)^n - 1}

Variable Definitions

  • M = Monthly payment
  • P = Principal loan amount
  • r = Monthly interest rate
  • n = Total number of payments

Example Calculation

For a $400,000 loan at 6% for 30 years:

  • P = $400,000
  • r = 6% ÷ 12 = 0.5%
  • n = 30 × 12 = 360
  • M = $2,398/mo
